The high-stakes guide

Where to Live in Bristol

Clifton, Cotham, Gloucester Road or out by UWE? What a room costs by the universities’ own guides, what the listings show, and what the rules that changed on 1 May 2026 mean for you.

Rents checked 08 Oct 2026 · Rents are a month for a room, before bills, from the universities’ own guides; neither says what period its figures cover. Bristol has no official rents by area, so area averages are from adverts on UWE’s StudentPad on 7 Oct 2026, given only where there were enough to mean something. Stokes Croft, St Pauls, Bedminster and Southville aren’t listed: neither university gives a figure, and StudentPad had one advert or none

  • Clifton and Hotwells

    £600–£900+ a month

University of Bristol’s Clifton campus · Clifton Down station

Home to the Clifton campus, with Clifton Village, the Downs, Brandon Hill and the Suspension Bridge close by, says the University, which puts a room in a shared house here at £600 to over £900 a month before bills. StudentPad’s Clifton average isn’t printed: it mixes private-hall studios with rooms in houses, so it runs high. Hotwells had two adverts, too few to average.

Wrong forTight budgets: by the University’s own guide, a room here starts at £600 a month, before bills.

Best for: living by the Clifton campus.

  • Cotham, Redland and Kingsdown

    £600–£900+ a month

Alongside the Clifton campus · Redland station · 72 bus to UWE

These neighbourhoods “sit alongside the Clifton campus”, says the University of Bristol, and many students live in shared houses here; Redland is ten minutes from Temple Meads by train. StudentPad had one advert each for Kingsdown and Redland, too few to give a figure. In Cotham ward, even a flat let to one or two people needs a licence.

Wrong forTight budgets: this close to the campus, the University’s £600-and-up guide applies here too.

Best for: a shared house near the Clifton campus.

  • City centre

    £600–£900+ a month

Temple Quarter campus at Temple Meads · 40 min walk to Clifton

The University of Bristol’s range covers a room in a shared house in the city centre too, and it puts a private studio at likely more than £1,400 a month, usually with bills. StudentPad’s city-centre adverts on 7 October were mostly private-hall rooms, so their average says little about a room in a house. The University’s Temple Quarter campus connects to Temple Meads.

Wrong forAnyone eyeing a studio on a maintenance loan: at over £1,400 a month, do the maths before the viewing.

Best for: Temple Quarter, if the numbers work.

  • Gloucester Road and Horfield

    About £500–£700 a month

72 and 73 buses to UWE Frenchay · the 70 runs 24/7 via Horfield

Gloucester Road is “the longest street of independent shops in Europe”, says the University of Bristol. UWE’s guide puts a room in a shared house at about £500–£700 plus bills. StudentPad can’t add much: Bishopston had six adverts, and Horfield’s average is pushed up by one very expensive advert, so neither is printed. In Bishopston and Ashley Down ward, even a one- or two-person let needs a licence.

Wrong forAnyone who hates buses: from here, UWE Frenchay is a ride on the 72 or 73.

Best for: independent shops, and a direct bus to UWE.

  • Around UWE Frenchay

    About £500–£700 a month

Nearest stations to UWE: Filton Abbey Wood and Bristol Parkway

Filton is the most-advertised area on UWE’s StudentPad: an average of £156.65 a week (£678.81 a month) across 39 adverts on 7 October 2026, which can mix rooms in houses, lodgings and private halls. Stoke Gifford, Frenchay and Patchway had five or six adverts each, too few to average. Filton ward is in South Gloucestershire, where only houses of five or more sharers need a licence.

Wrong forUniversity of Bristol students: this is the UWE side of the city.

    Best for: UWE Frenchay students.

  • Fishponds and Easton

    About £500–£700 a month

Bus 46 to the city centre and UWE’s Glenside and Frenchay campuses

East Bristol, on the 46 from the city centre through Old Market, Easton, Eastville and Fishponds to UWE. Fishponds averaged £155.92 a week (£675.64 a month) across 13 adverts on StudentPad on 7 October 2026; Eastville and Easton had too few to average. In Easton ward, even a one- or two-person let needs a licence.

Wrong forUniversity of Bristol students who’d rather walk to lectures.

Best for: UWE’s Glenside campus, on the 46.

The four traps

Each one costs students real money, every single year.

  1. Paying more than a month’s rent up front for a shared house. Since 1 May 2026, no rent can be taken before you sign, and at most one month in advance after you do. Some advice pages haven’t caught up.

  2. Signing for a house that should be licensed and isn’t. In Bristol, three or more sharers from different households need a licence, and in five wards so does a one- or two-person let. Ask to see it, as the council’s register doesn’t show applications still in progress. If a licence is missing, you can apply for up to two years’ rent back.

  3. Assuming Bristol’s rules apply all the way to UWE. Filton ward and Stoke Park and Cheswick ward are in South Gloucestershire, which licenses only houses of five or more sharers. Check which council a house is in.

  4. A tenancy that starts before your course does. Bristol City Council won’t count you as a student for the gap, so the house can be billed council tax for it, and the same goes if your course ends first. Apply for the exemption in the first couple of weeks, with everyone’s student number or certificate.

Your rights

What changed on 1 May 2026, from the official pages. For shared houses and flats: purpose-built blocks run under an approved code have their own rules.

  • No rent can be taken before you sign, and at most one month’s rent in advance after you do. Landlords must advertise a price and can’t take higher bids. GOV.UK

  • A holding deposit is capped at one week’s rent for the whole house, and the tenancy deposit at five weeks’ rent. GOV.UK

  • Your deposit must go into a government-approved protection scheme within 30 days. If it doesn’t, a court can order up to three times the deposit on top. GOV.UK

  • New private tenancies have no fixed end date: you can leave with two months’ written notice, and rent can go up only once a year. GOV.UK

  • Landlords of shared student houses can take a house back for the next group between 1 June and 30 September (Ground 4A), but only if they told you before the tenancy started. GOV.UK

  • A household of full-time students doesn’t pay council tax. GOV.UK

  • Anywhere in Bristol, a house or flat shared by five or more people from two or more households needs a mandatory HMO licence. Five friends count as five households. Bristol City Council

  • Since 6 August 2024, a shared house of three or four people from more than one household needs an additional licence anywhere in Bristol (in Bedminster, Brislington West and Horfield wards, since 6 April 2022). The citywide scheme runs to 5 August 2029. Bristol City Council

  • In Bishopston and Ashley Down, Cotham and Easton wards (since 6 August 2024), and Bedminster and Brislington West wards (since 6 April 2022), a privately rented home needs a selective licence even if it’s let to one or two people. Bristol City Council

  • Licensed homes are on the council’s public register, on its Pinpoint map (Local Information, then Housing and property). Applications still being processed don’t appear, and landlords’ names aren’t shown online. Bristol City Council

  • Turning a family home into a small shared house needs planning permission in Bristol’s HMO Article 4 areas: Lawrence Hill, Ashley, Cabot, Cotham and Clifton East (since 11 December 2011); Clifton West and Redland (since 21 October 2012); and Avonmouth Village, North Bristol, South Bristol and East Bristol (since 29 June 2020). Parts of Brislington, Frome Vale, Purdown, Southmead and Horfield, St George and Westbury Park follow on 1 January 2027. Bristol City Council

  • South Gloucestershire, which covers parts of the UWE side of the city, runs only the national mandatory scheme: a licence is needed for five or more people from more than one household. Bristol’s licence for three or four sharers doesn’t apply there. South Gloucestershire Council

  • Since 10 January 2024, turning a house into a shared house needs planning permission in Stoke Park and Cheswick ward, and in Filton ward east of Southmead Road and Gloucester Road North. South Gloucestershire Council

  • In Bristol, an all-student household may pay no council tax, a household with one non-student gets 25% off, and two or more non-students pay in full. If your tenancy starts before your course, you aren’t counted as a student for the gap. Bristol City Council
