Where to Live in Leeds

Hyde Park, Headingley, Woodhouse or Burley? What each costs per person per week, and what the rules that changed on 1 May 2026 mean for you.

  • Hyde Park

    £135 (£108 excl. bills)

    Short walk to Leeds Uni and Leeds Beckett · 5–10 min bus to town

    The heart of student Leeds: a short walk to both big universities, with the Brudenell, independent shops and takeaways on the doorstep.

    Wrong forLight sleepers. This is where student Leeds lives, and it sounds like it.

    Best for: walking to everything.

  • Headingley

    £132 (£108 excl. bills)

    About 10 min by bus or 35 min walk to Leeds Uni · Headingley station

    More shops, bars and restaurants, and more of a neighbourhood: about 72% students in South Headingley but 47% in Central Headingley, by Unipol’s count.

    Wrong forAnyone with 9am labs who hates buses.

    Best for: a high street and a bit more calm.

  • Woodhouse

    £140 (£110 excl. bills)

    Next to Leeds Uni · 10 min walk to town

    As close to the University of Leeds as it gets, around Hyde Park Corner and Woodhouse Moor, and walkable to the centre. Also the dearest of Unipol’s areas.

    Wrong forTight budgets: it’s the most expensive of the student areas.

    Best for: a short walk everywhere.

  • Burley

    £129 (£103 excl. bills)

    Burley Park station · walkable to campus from some streets

    The lowest bills-excluded rent of Unipol’s areas, with Burley Park’s green space and courts and its own station. Popular with young professionals as well as students.

    Wrong forAnyone who wants to roll out of bed into a lecture.

    Best for: more of the loan left at month end.

  • City centre

    £126 (£108 excl. bills)

    Walking distance to many university buildings · station and bus hub

    Shared houses advertised on Unipol average less than you’d think. Purpose-built studios don’t: Unipol found an average of £14,136 a year in 2023/24, about £277 a week.

    Wrong forAnyone eyeing a studio on a maintenance loan. Do the maths before the viewing.

    Best for: final year, if the numbers work.

  • Chapeltown

    £127 (£110 excl. bills)

    10–15 min bus to the centre

    More affordable, and popular with Northern School of Contemporary Dance students and those working at St James’s Hospital.

    Wrong forUniversity of Leeds and Leeds Beckett students who’d rather walk to lectures.

    Best for: NSCD and St James’s.

The four traps

Each one costs students real money, every single year.

  1. Paying to “reserve” a house in October before you’ve seen the contract. A holding deposit is capped at one week’s rent for the whole house, and no rent can be taken before you sign.

  2. Assuming you’re locked in for a year. New private tenancies roll on with no end date, and you can leave with two months’ written notice: agree as a group what you’ll do.

  3. Signing for a house that should be licensed and isn’t. In Leeds, five or more sharers need an HMO licence; if yours doesn’t have one, you can reclaim rent.

  4. Paying council tax you don’t owe. An all-student house doesn’t pay, and Leeds takes one application for the whole house.

Your rights

What changed on 1 May 2026, from the official pages. For shared houses and flats: purpose-built blocks run under an approved code have their own rules.

  • No rent can be taken before you sign, and at most one month’s rent in advance after you do. Landlords must advertise a price and can’t take higher bids. GOV.UK

  • A holding deposit is capped at one week’s rent for the whole house, and the tenancy deposit at five weeks’ rent. GOV.UK

  • Your deposit must go into a government-approved protection scheme within 30 days. If it doesn’t, a court can order up to three times the deposit on top. GOV.UK

  • New private tenancies have no fixed end date: you can leave with two months’ written notice, and rent can go up only once a year. GOV.UK

  • Landlords of shared student houses can take a house back for the next group between 1 June and 30 September (Ground 4A), but only if they told you before the tenancy started. GOV.UK

  • A household of full-time students doesn’t pay council tax. GOV.UK

  • A house rented to five or more people from more than one household needs an HMO licence from the council. If yours should have one and doesn’t, you can reclaim rent. Leeds City Council

  • Leeds takes one council tax exemption application for all the students in a house; a household with two or more non-students gets no discount. Leeds City Council
